Do I need to get an Energy Performance Certificate?

Yes, is the simple answer. You will need to provide an Energy Performance Certificate when selling your home.

The Energy Performance Certificate(EPC) is a document prepared by an assessor which rates your property on a scale from A to G which shows how energy efficient your property is. Newer builds will likely have much better ratings than older properties.

The report will show the cost and efficiency of lighting and heating your home. The worse the rating the more you'll be paying. It will also look at things like types of windows you have, draught proofing, cavity wall insulation, loft insulation, and provide recommendations for potential improvements for those that need it. It is vailid for 10 years.

EPC is a specialist job that you will need to get someone suitably qualified to come and do. It costs around £60 - £120
